Conveyancer is a type of the lawyer who is responsible for the work of the conveyancing. The procedure of conveyancing is used when there is either purchase or sale of the real estate property. No real estate purchase or selling can be completed without the conveyancing. Since conveyancing is a tricky and technical procedure which involves multiple legal things therefore, the lawyer who is known as the wills and estate lawyers is hired to handle these activities so that the transfer of ownership and all the related matters are handled carefully.
Whenever a transfer of property takes place, there is a contract of sale which is signed among the both parties. This contract enlists the terms presented by both parties. The conveyancer of each party make sure that the buyer and seller write and agree on the pre decided terms and there is no additional clause or term added to the agreement. Since the terms of laws are very much technical therefore a secret clause could be added in the agreement and layman would not be able to identify it. Due to this reason the conveyancers are hired.

The major task that the conveyancer performs is that he collects all the documents related to the purchase or the sale based on which client is he representing. He not only then makes the document based on his experience and knowledge but he gets input from his client and understands his concerns and requirements and make sure that the documents are made in such a way that these satisfy their requirements. He checks contracts which are presented to the client from the other party. His work involves working with other solicitors and other agents of the real estate.
Not only the work of the conveyancer is limited to making documents but he is also responsible in ensuring that the property his client is buying or selling is free of all illegal claims. Along with this research, he finds out whether there are any issues with the property of interests and also extracts that who was the person who originally owned the property before their client. He then prepares and organize all the contracts, documents and payments records which take place during the procedure of conveyancing. The communication with the client in all the conveyancing procedure is very much vital and it is key of the successful conveyancing.
